Moving to Medford Oregon: What Does a Single Family Home Cost?

If you are moving to Medford Oregon, one of the first questions on your list is probably pretty simple: what does a single family home actually cost here? The answer depends heavily on what kind of home you want, where you want to live, and whether you are shopping for a starter property, new construction, or a luxury home with land and views.

Medford has a lot of variety. There are older homes, neighborhood properties near schools, financeable starter homes, brand-new construction, large homes on city lots, and substantial estate properties outside the central part of town. That range is one of the reasons moving to Medford Oregon can work for buyers with very different goals.

Home Prices When Moving to Medford, Oregon

Using September 2023 sales data, the median sold price for a home in Medford was $440,000. Median is an important word here. It means half of the homes sold for less than $440,000 and half sold for more.

For buyers moving to Medford Oregon, that figure gives a useful starting point, but it does not mean every $440,000 home will look the same. Sales around the median included everything from newer homes to properties built in the early 1900s. Sizes varied widely too, from roughly 1,400 square feet to 2,800 square feet.

Still, the average profile of a median-priced Medford home looked something like this:

  • About 1,700 square feet
  • Three bedrooms
  • Two bathrooms
  • About 0.19 acre
  • A sold price around $440,000

That is a solid snapshot of the middle of the market, not a hard rule. Condition, neighborhood, lot layout, upgrades, age, and proximity to schools all have a big impact on what a particular property sells for.

One example near that median point was a 2004-built home in a popular West Medford neighborhood near schools. It had custom interior touches, a spacious primary bathroom, and the sort of functional layout many buyers are after.

For anyone moving to Medford Oregon, sold-home searches can be incredibly useful. Looking at actual closed sales by price range helps us compare neighborhoods and see what different budgets have purchased, rather than relying only on asking prices.

What Do Starter Homes Cost in Medford, Oregon?

This is where we need to put a few boundaries around the question. Technically, it may be possible to find a condo, a major fixer-upper, or a true gut-job property near $150,000 or even less. But a property at that level may need extensive work and may not qualify for conventional financing.

A much more practical number for buyers moving to Medford Oregon is the entry point for a financeable single family starter home. In Medford, that starting point was around $250,000. Finding a financeable single family home below that level was very difficult.

There are parts of Southern Oregon where a financeable home can be found for under $250,000. But for Medford specifically, buyers should be realistic about that approximate floor when setting expectations and preparing a search.

An example in this range was a two-bedroom, one-bath home with a good-sized yard that qualified for FHA financing. FHA standards are typically strict about a home’s condition, so that distinction matters. It suggests the property was not simply a distressed cash-only opportunity.

Starter homes may be smaller or older, but they can still open the door to important ownership benefits, including building equity, potential tax benefits, and putting monthly housing payments toward a home of our own rather than solely toward rent. The right path depends on finances, loan program, condition tolerance, and long-term plans.

Luxury Home Prices in Medford, Oregon

At the other end of the spectrum, Medford has no shortage of luxury options. Luxury can mean acreage, premium views, major square footage, a guest house, newer construction, high-end renovations, or simply an exceptional location.

The highest-priced home sold within the City of Medford during 2023, at the time of these figures, sold for $2.85 million. It offered more than 4,000 square feet, four bedrooms, four bathrooms, and nearly seven acres.

A few other homes on 10 or more acres sold for over $1.5 million. These properties demonstrate that buyers moving to Medford Oregon can find estate-style real estate without leaving the city area entirely, although land and location naturally move the price upward.

For a more traditional city-lot luxury home, one standout sale closed at $1.3 million. It was approximately 6,500 square feet, with six bedrooms and eight bathrooms, built in 2008, and positioned in a highly desirable area with excellent views.

Luxury does not always require crossing into seven figures, though. Plenty of homes sold in the $750,000 to $850,000 range. That part of the market included brand-new construction as well as beautiful older East Medford homes with major renovations.

One example sold for $835,000 and provided just over 3,700 square feet, six bedrooms, four bathrooms, and nearly half an acre. The square footage was divided between a main home and a guest house, making it a strong example of the space and flexibility available below the top tier of the market.

For buyers moving to Medford Oregon with a luxury search, expanding the map can create even more choices. Nearby communities such as Ashland and Jacksonville offer additional high-end inventory and distinct lifestyle options.

New Construction Homes in Medford, Oregon

New construction is another major category to consider when moving to Medford Oregon. The price range is wide, based on builder, neighborhood, size, finishes, lot size, and design.

At the high end, the most expensive newly built Medford home sold in 2023 for $1.15 million. It was a 3,700-square-foot home in the Summerfield neighborhood with four bedrooms and three bathrooms.

At the more affordable end, the lowest-priced new home sold for $345,000. It was an approximately 1,150-square-foot, three-bedroom, two-bath home built by Hayden Homes in the Delta Estates subdivision.

On average, newly built homes in Medford were about 1,750 square feet with three bedrooms, two bathrooms, and roughly 0.15 acre. The average sale price was about $509,000, but the median new-home price of $460,000 tells a more useful story because several high-dollar sales pulled the average higher.

In practical terms, a brand-new home in Medford could be found around the $460,000 range. One West Medford example at that price point was about 1,750 square feet with three bedrooms, three bathrooms, a spacious plan, attractive finishes, and a one-tenth-acre lot.

What 2023 Market Data Shows About Medford Real Estate

Price points matter, but so does market direction. If we are moving to Medford Oregon or considering a purchase here, it is worth looking past broad national headlines and focusing on local closed-sale data.

From January through September of 2023, Medford’s median sold price increased from $370,000 to $440,000. That represented an increase of roughly 19% to 20% during that period.

When we zoomed out to all of Jackson County, the median sold price rose from $412,000 to $450,000, or about 10%.

Those numbers are historical snapshots, not a promise of future appreciation. Markets move, and every home purchase should be based on current inventory, financing, neighborhood conditions, property condition, and personal timing. Still, the data from that period showed meaningful upward movement in both Medford and Jackson County.

The biggest takeaway is that there is no single answer for every household moving to Medford Oregon. A financeable starter home may begin near $250,000. A typical single family home sat around $440,000 in September 2023. New construction commonly centered closer to $460,000 at the median, while luxury choices ranged from the mid-$700,000s to multimillion-dollar estates.

We should start with a clear picture of what matters most:

  • Budget: Include financing comfort, not just a maximum approval amount.
  • Condition: Decide whether we want move-in ready, a light project, or a major renovation.
  • Location: Compare neighborhoods, commute needs, schools, lot sizes, and nearby amenities.
  • Home type: Consider whether an older home, a newer build, acreage, or a guest house best fits the plan.
  • Timeline: Use current local market information rather than relying on old headlines or broad national assumptions.

Medford’s range of properties is a genuine advantage. Whether we are first-time buyers, relocating for work, planning retirement, or looking for a forever home, there is a meaningful spread of options to explore. The key is matching the home search to the realities of the local market and the specifics of our own situation.
