That threshold was chosen because it is at least 50 percent higher than the typical home price in the greater Medford area, which was closer to the $450,000 to $500,000 range. I then identified the areas with the strongest concentration of those sales and ranked them by average sold price per square foot.

A quick heads-up before we get rolling: not every location below sits within Medford city limits. But if your search for luxury homes in Medford Oregon extends across the greater Rogue Valley, these are the places where the cream of the crop tends to show up.

Of course, a price-per-foot ranking does not tell the whole story. Acreage, water frontage, views, vintage, construction quality, and scarcity all matter. A 3,000-square-foot home on a quarter-acre in town is a completely different animal than a 3,000-square-foot estate on 20 acres with a vineyard and a river running through the backyard. Still, this approach is a solid way to compare these Medford neighborhoods and the luxury markets immediately around them.

Number Eight: Summerfield Luxury Homes In Medford Oregon

Summerfield comes in at number eight, with an average sold price of about $262.34 per square foot. This East Medford pocket is generally east of North Phoenix Road, between McAndrews Road and Calle Vista, and includes Cherry Lane plus portions of Hillcrest Road.

The neighborhood takes its name from Summerfield Park, a pleasant local park with a play structure, lawn, and paved walking path. One of the big draws here is lot size. The average qualifying home was just over 3,700 square feet, sold for roughly $923,000, and sat on about half an acre. A few much larger parcels pushed that average upward, but it is common to find lots between a quarter-acre and half-acre, which is a pretty nice chunk of land for an in-town location.

Summerfield combines older and newer homes. On the north side of Cherry Lane, much of the housing dates to the 1980s and 1990s. South of Cherry Lane, there is more 2010-and-newer construction. That means luxury homes in Medford Oregon can range from beautifully updated established properties with pools and outdoor kitchens to newer builds with solar, RV parking, and modern finishes.

The practical side is strong, too. Medical services, restaurants, the Rogue Valley Country Club, and other everyday amenities are close by. For buyers who want a substantial home and yard without giving up city convenience, Summerfield has a lot going for it.

Number Seven: Eagle Trace Luxury Homes In East Medford

Next up is Eagle Trace, at roughly $267.76 per square foot. I have a theory that the name came from someone pairing Eagle Rare with Buffalo Trace, but I am pretty certain that is not the official story. Either way, it is a beautiful East Medford hillside area north of McAndrews and Hillcrest, east of Foothill Road.

Streets such as Saddle Ridge, Autumn Park, Park Ridge, Monterey Drive, Cloud Crest, and Eagle Trace Drive are known for larger homes, hillside settings, and big Rogue Valley views. Most homes were built in the late 1990s and early 2000s, though newer construction continues to pop up.

Among the 33 qualifying sales, the average home was more than 4,300 square feet on about 0.68 acres, with an average sale price of $1.37 million. Many of the newer, view-focused homes land around $1.25 million, while smaller or older properties can sometimes be found closer to $700,000.

For luxury homes in Medford Oregon, Eagle Trace is especially compelling if a view is non-negotiable. Roxy Ann Peak is also close enough to feel like part of the backyard, with popular hiking and biking routes around the mountain.

Number Six: Rogue Valley Country Club Luxury Homes

The Rogue Valley Country Club area lands at number six, averaging about $301.94 per square foot. The focus here is on golf-course-front properties bordering one of the club’s courses. This is one of the more established Medford neighborhoods, with development tracing back over a century.

That long history creates a really interesting mix. Homes range from the 1940s through the 2010s, with older residences that have been restored and updated alongside newer homes designed to fit the setting. You can find mid-century modern architecture, classic properties, pools, patios, golf-cart garages, and the kind of outdoor spaces made for sitting back while golfers roll by.

A standout example was a beautifully updated 1965 mid-century modern home on South Foothill Road. It offered just over 6,000 square feet on three-quarters of an acre and sold for $1.37 million.

Beyond golf, the location is hard to beat. The country club, hospital, medical facilities, restaurants, shopping, and vineyards are all nearby. If you are considering luxury homes in Medford Oregon for retirement or simply want a social, convenient setting with mature landscaping, this area deserves serious attention.

Number Five: Jacksonville Luxury Estates Near Medford Oregon

Jacksonville is its own city, but it absolutely belongs in a conversation about luxury homes in Medford Oregon and the surrounding market. It ranks fifth at an average of $322.12 per square foot.

This historic town is charming, festive, and full of personality. It has great food, local shops, and the kind of iconic small-town streetscape that people fall in love with. The housing often reflects that character, especially the higher-end colonial and traditional-style homes that fit naturally into the area.

A strong example was a 1999 colonial-style property with 4,400 square feet, four bedrooms, five bathrooms, about 1.25 acres, views, a pool, and a pool house. It sold around $1.69 million. Among sales meeting the criteria, the average Jacksonville home was about 3,340 square feet on roughly an acre and sold for a little over $1 million.

The challenge in Jacksonville is inventory. There may only be a handful of homes available at a given time in the $700,000 to $800,000 range for buyers seeking at least three bedrooms and two bathrooms. When the right place comes up, it pays to be ready.

Number Four: West Hills And Old Stage Road Luxury Estates

The West Hills and Old Stage Road area takes fourth place at approximately $334.08 per square foot. This broad area begins north of Jacksonville and follows Old Stage Road toward Gold Hill and Interstate 5, including roads such as Livingston Road, Old Military Road, and Tami Lane.

In my opinion, these are some of the best views in the Rogue Valley. The western side of the valley gives you Table Rocks, Roxy Ann Peak, Mount McLoughlin, farmland, pastureland, and a more open rural feel than the eastern foothills. Add meaningful acreage, and you have a combination people really want.

The average qualifying home was around 3,900 square feet on 6.75 acres and sold for just under $1.2 million. But there is a huge range. A truly massive estate with more than 14,000 square feet and an elevator sold for over $3.5 million, while attractive homes can still be found closer to the $700,000 range.

For buyers exploring luxury homes in Medford Oregon but craving elbow room, views, and acreage without going too far from town, West Hills and Old Stage Road should be near the top of the list.

Number Three: Ashland Luxury Homes Near Medford Oregon

Ashland might be the biggest surprise here. It comes in third at $359.13 per square foot, even though many people would expect it to rank number one. It had more qualifying sales than any other area, with more than 200 properties compared with only 66 in the next closest area.

Ashland is unquestionably more expensive than Medford overall. The average Ashland home sold for nearly $600,000 during the period compared with less than $450,000 in Medford, a difference of about 33 percent. But expensive does not always mean luxurious. A $750,000 home in Ashland may be nice, but it does not automatically fit everyone’s definition of a high-end estate.

The average qualifying Ashland sale was about 2,900 square feet on 0.65 acres and sold for approximately $986,000. Still, there are some unreal properties. One exceptional home near downtown had more than 4,700 square feet, three bedrooms, four bathrooms, sustainable green certifications, natural light, marble flooring, trail access, and views. It was listed just under $2.5 million.

Ashland deserves its reputation. It has high-end homes, spectacular estates, proximity to town, and immediate access to outdoor recreation. Just remember that price and luxury are related, but they are not exactly the same thing.

Number Two: Rogue River Frontage Luxury Homes And Estates

Rogue River frontage homes come in second at $369.36 per square foot. These are not one neighborhood in the traditional sense. They are properties spread along the mighty Rogue River, often with substantial acreage, privacy, and direct access to one of Southern Oregon’s signature natural features.

There were 66 qualifying riverfront sales over the two-year period. The average sold price was $1.071 million, the average home size was about 3,400 square feet, and the average lot size was just under 10 acres. Five of those properties had more than 100 acres, and roughly 15 included more than 10 acres.

One exceptional Grants Pass example featured a five-bedroom, five-bath log home lodge, a two-bedroom guest house, more than 15 acres, and over 1,600 feet of Rogue River frontage. It was listed for $2.275 million.

The variety is part of the appeal. You can find fixer-uppers around $300,000, extravagant estates on hundreds of acres, and plenty in between. For buyers wanting luxury homes in Medford Oregon with a real sense of escape, the Rogue River market opens up a completely different type of property search.

Number One: Applegate River Frontage Luxury Homes In Southern Oregon

The number one spot goes to Applegate River frontage homes, with an average sold price of $481.37 per square foot. Yep, that one surprised me too. Applegate is not Medford, but it is absolutely part of the broader search area for luxury homes in Medford Oregon.

What drives the premium here is a rare combination of river frontage, vineyards, acreage, highly customized homes, and plain old scarcity. Only 15 properties meeting the criteria sold in the two-year period, compared with 66 along the Rogue River.

The average Applegate sale was about 3,200 square feet on more than 20 acres and sold for roughly $1.3 million. Some of the largest estates pull the averages up, but that is part of what makes this market so remarkable.

One memorable Highway 238 estate sold for $2.13 million. It had nearly 5,000 square feet of living space, a guest cabin, park-like grounds, six acres, and a private vineyard with more than 1,500 vines. That is the Applegate in a nutshell: not just a home, but a lifestyle property.

Inventory is tighter here than along the Rogue, so finding the right property can take patience. But if the goal is an extraordinary estate with land, water, and vineyard potential, Applegate River frontage is the top dog in this ranking.
